Power, grid, or utility position

Sites near substations, utility corridors, or with existing connections — across DEWA, ADDC, FEWA, EWEC, SEWA, or KAHRAMAA jurisdictions — are highest priority. Capacity does not need to be confirmed at submission; we assess it.

Land or asset scale

Industrial plots from 50,000 sq ft for warehousing and logistics; large-format land from 5 acres for data centre, energy, and infrastructure projects. Smaller cold storage, food distribution, or grid support assets considered on merit.

Title, free-zone, and access

Clear title, free-zone or onshore status, and credible access to a major road, port, or logistics corridor. Multi-party or family-trust structures can work but slow timelines without preparation.

Planning and use

Industrial, logistics, commercial, brownfield, or strategic landbank — each with different planning and zoning paths. We assess credibility against masterplans and precedent in the relevant emirate or jurisdiction.

Owner alignment

A clear principal with authority to engage. Family offices, multi-generational landholders, and corporate owners are all welcome — long-term alignment matters more than short-term price.

What you do not need

You do not need a power study, planning consent, valuation, or buyer. You do not need a brokerage agreement. We assess, structure, and route mandates through licensed counterparts where formal brokerage is required.

How we work with owners

Four pathways from a single submission.

After we assess the asset, we propose the route that creates the most value for you — advisory, development management on your behalf, joint-venture co-investment, or selective principal acquisition. Most owners speak with us under NDA from the first call.

Site or asset location, scale, and any documentation you have. NDA available before submission if preferred.

Initial assessment

Power, planning, free-zone status, and operator-fit assessed against current pipeline. Indicative response within ten business days.

Pathway proposal

We propose one or more of the four pathways: advisory only, development management mandate, JV equity co-investment, or selective acquisition — with the structure, fees, and expected upside laid out for you to choose.

Long-form execution

Documentation executed under licensed counterparts where required. Development or commercial programme begins. You retain ownership and participate in the upside, or exit selectively at terms aligned to value created.
